This property is undergoing refurbishment works at present, and the electrical upgrade works comprise the following:
Indoor Power:
Kitchen / Dining Room:
1) Underside of counter in kitchen island unit–
Provide 13A twin power socket taken from existing double-socket above counter drawn through dry-lining with 2.5 metre of 2 Sq. branch cable left in coiled loop – for later attachment by client below countertop in PVC trunking following installation of kitchen cabinets. 1 No.
2) Fit junction box to existing 6 Sq. cable to provide separate cable connection to both electric cooker & hob. 1 No.
Ground Floor Extension Room:
3) Heating Control:
Fit new electronic heating control unit to exterior side panel of washer/dryer cabinet in extension area – to be wired to gas boiler as replacement for existing defective electronic time clock.
Note: heating control unit to be supplied by client. 1 No.
Living Room:
4) Provide power supply to fireplace for future connection to an electric fire. This supply can be taken from an existing socket at right-hand side of the fireplace. 1 No.
Hot Press:
5) Replace broken immersion switch cover. 1 No.
Indoor Lighting:
Landing:
6) Fit 1 No. down lighter in ceiling in place of existing pendant light at stair landing.
Note: down-lighter has been fitted in ceiling, but is not working at present. 1 No.
Bedroom 3:
7) Replace existing pendant light with down-lighter in Bedroom 3. 1 No.
Outdoor Lighting:
8) Ground Floor Extension Room:
Provide 2 sq. branch cable from existing 13A single high-level power socket through external wall terminating in PVC junction box on external wall (at a high level) between new sliding door and window for later connection to a security sensor light. 1 No.
9) Ground Floor Extension Room:
Connect new wiring to electronic photocell switch – required for 1 No. pillar light in back garden. Exact location of photocell to be agreed.
Note: photocell unit to be supplied by client. 1 No.
10) Connect 2 sq. 220V branch cable from existing single socket above glass door cabinet (in Kitchen) for power supply to external motion sensor security light terminating at 2.4m high in PVC junction box on external wall. 1 No.
11) Provide 2 sq. 220V branch cables (2 No.) as power supply for both copper lantern light at left hand side of front door (already fitted) and also under tiled porch roof for new weatherproof downlight (to be fitted) wired in dry lining from fuse board through external brickwork.
Fit 1 No. new photocell to serve both lights; and connect new wiring to same electronic photocell switch. Exact location of photocell to be agreed.
Note: photocell unit to be supplied by client. 2 No.
Fuse-board:
12) Segregate wiring connections to fuse board to ensure that all wiring is safely isolated and connected in a manner that the front cover box of fuse board can be fitted properly.
Identify by labelling all new and existing ELCB switches in fuse-board. 1 No.
General Note: The necessary materials/fittings (apart from the items listed below) for the electrical upgrade work have been acquired and, as such, will be supplied by the client.
The following materials will not be provided by the client, and therefore will need to be supplied by the electrical contractor:
1) all electrical cable; and
2) the possible requirement for addition or replacement of some existing fuse-board breakers following electrician’s site inspection.
