We are considering buying an old cottage and extending (keeping only 1 or 2 walls) to make a bungalow. Hoping to keep it around 140-150sqm

Will need septic tank/percolation area and perhaps a well (there is currently one there but may not still be suitable)

Property is based in Lipstown (Eircode R14EE71)

Would you be able to give a ballpark price per sqm for builders finish? I know grants are available but dont want to bank on them incase they dont come through.

Once we have a ballpark we can then decide on how we are going to proceed.
